Martin Morken Hjertås MSc in Business / Estate agent MNEF When you sell a home, the viewing is a key moment. This is where potential buyers form their first impression – and it can be decisive for the sale. Martin Morken Hjertås, business graduate and estate agent at NBBO Eiendomsmegling, shares his best tips for making your home as attractive as possible.

– The first impression is absolutely crucial. People should be able to picture themselves living in your home, so it's about making it as inviting and neutral as possible, says Martin.

With many years of experience as an estate agent and manager, and an in-depth knowledge of the property market in Drammen and the surrounding area, he knows what actually works.

Martin's checklist before a viewing:

—Declutter and remove personal belongings

– Remove clutter, family photos and personal items such as toothbrushes. It helps buyers imagine the home as their own, explains Martin.

—Clean thoroughly

The whole home should be spotless, especially the kitchen and bathroom. – Remember details such as windows, mirrors, skirting boards and door handles. It gives the impression of a well-maintained home, he says.

—Create a neutral and pleasant atmosphere

Light colours, fresh air and welcoming touches such as fresh flowers or freshly baked buns can work wonders at a viewing. They appeal to the emotions and give a homely feel. You should also move or remove furniture to make the rooms feel larger.

—Optimise the lighting

Make sure every room is well lit. Switch on all the lamps, and consider extra lighting to make the rooms bright and inviting. This is especially important if the viewing is in the evening.

—Present the outdoor spaces nicely

Tidy the garden, balcony or terrace. Set out furniture and green plants. – A well-kept outdoor space can often be what makes a home stand out, says Martin.

—Make a good first impression

The entrance should be clean and neat, ideally with a doormat and flowers. Switch on the outdoor light if it is dark. Ensure a comfortable indoor temperature. A warm home creates a good feeling. Think about details such as candles or soft background music too – it sets the mood!

—Tidy cupboards and storage

– Many buyers look inside cupboards and drawers. Ample storage space is a big plus, says the agent.

—Let the agent conduct the viewing

As the seller, it is often best not to be present during the viewing. It can easily feel a little too personal – for both buyer and seller. Buyers feel freer to ask questions and look around when you are not there.

Martin has excellent references from satisfied clients. His background as a business graduate specialising in psychology and management, together with experience from both estate agencies and large residential developments, makes him a reliable and professional partner.

– I know what it takes to make your home shine at a viewing. Good preparation combined with professional expertise and personal follow-up is the key, says Martin.
